thats got to be frustrating. Hang in there man. You'll get it sold. Be thankful you aren't 1 state to the north where everyone is moving out of.

I'm sure the realtor conveniently left out that particular piece of information. Maybe you can get the band to have a big tribute "concert" for the new neighbors on the day (and night) they move in.:p
 
Thanks, and actually I think we might change realtors when this contract is up in a couple days. Maybe some better marketing will help us. This couple was the only showing we've had in 2 weeks.
 
We met with a realtor and we're excited about her. The only problem is the contract with our current realtor isn't up until the 9th
 
Have you thought about throwing in a "gimmick", like free pool service for a year (if you have a pool) or free lawn service for a year or free broadband for a year? I'm just thinkin' out loud...

Hey Gooch you can actually call up the broker and ask to be let out of the contract if you don't want to wait until the 9th; most times the broker will offer to switch your contract to another Realtor in the office to make you happy but if you stick to your guns (and explain your reasoning) 9 times out of 10 they will let you out.

I might just do that. The one we're looking at is a certified stager and obviously big on home staging (we've already done a lot of things she recommended). She also laid out a pretty impressive marketing strategy to us.

Part of me feels like an ass because we've worked our current agent on two purchases and one sale before so we've kind of become friendly, but I think we're in the position to be cut-throat at this point.



Richard, as far as the gimmick, that's something to think about. We don't have a pool....maybe lawn service?
 
Have you tried online? Also, you can have open houses which might help you out somewhat.

Don't know much about selling or buying houses, so sorry if I sound like I don't know what I'm talking about, because I don't. :)

Also, it sounds like your housing area is cheap. I have way more than enough for a downpay and some, but I just don't like the pricing and value around here. My parents house can be sold for nearly three times the amount they originally bought it for.
 
Home warranties are nice, too. For about $450 you can purchase a home warranty so the buyer can "rest assured" that if some mechanicals fail, the cost to repair it will be cheap! Just Google home warranty, or ask your realtor. Many firms sell them to their clients.

I had one a few years ago, and liked it because the protection takes effect upon issuance of the warranty. If you buy one now and your furnace junks out in 2 weeks, it's covered! And you don't pay for it until you sell the property, at least the one I used worked that way. If you don't sell the property, you don't pay! It was cool when we were trying to sell a rental house that we had a few years ago. (Which, by the way, has been for sale for 3 years and is scheduled to close later this month. I FEEL your pain, brotha!)

This area of the country has a lower cost of living than many plus the real estate market has collapsed in the last year or two. Houses are selling for no more than they were 3 years ago. Actually we bought 3 years ago, did probably $15,000 in improvements and we'll probably end up selling for not much more than we paid for it. We're gonna lose our ass on the improvements we made, but I'll be happy if we can just break even on the mortgage and pay the realtor.

Google St. Joseph statue. It is a little statue you bury in your lawn to aid in a quick sale. I bought one (OK, 3 years ago) for about $10. It obviously didn't work on finding a SPEEDY buyer for me, but if it counts, the guy who is buying my house has had his eye on it for about 3 years! Lots of people swear by them, and some of the realtors in my town use them!

Great idea, GG, on the home warranty. The only reason I didn't mention it is I assumed your previous realtor or your new realtor should have offered that... and if he/she didn't that is lame.

She is lame:) The new one hasn't yet that I remember, but we just met with her once and she just pitched her marketing to us.

and a thought..... maybe looking at some of the listing on line to give you an idea of what other people are offering or saying about their properties? Might spark a few more ideas......
 
Are the woods behind you a conservation area or public property? I would replace "private" back yard with "secluded" especially if it is fenced and overlooking woods. Is the entire yard fenced?
 
We fenced in just our lawn; part of the woods are ours. Then behind that there is more privately owned woods
